If those are synonyms that contain all the same meaning then I clearly haven’t got a clue what the word caveat even means.

A caveat is neither a warning nor a caution; it is a condition - or a codicil if you prefer.

Isn’t the “of specific stipulations” part the key bit though?

The key thing is, as Mike points out, the matter of specific stipulations (The only credible source Rowan has quoted is the Oxford). It is not enough to state that caveat means a caution or a warning and least of all a 'red-flag'; it serves as notice that any given statement is conditional upon other stipulated conditions or factors.

An example might be, "Rowan thinks himself to be a bastion of knowledge, but I would attach a caveat to this statement by saying that he is entirely alone in this presumption."
